  • How many units are there?

  • What is the current project progress? When will my house be delivered?
    The Providence community and its amenities are fully developed and operational with model home open by June 2017. A home can be delivered within 6 months of receipt of deposit.
  • Do I need to wait for all 101 units to be constructed before I can rent my unit?
    No. As soon as the home is constructed and title passes, the home can be rented.
  • What is your 2 year rental guarantee program?
    Every buyer can enjoy the 2 year rental guarantee program. FID Capital will lease back the home from the home owner at $1800 per month upon closing of the home for two years. Home owner can choose not to participate in the rental program. Based on current market conditions, the home is projected to rent between $1800 - $2100 per month.
  • What is the home purchase process?
    First, sign the Home Purchase Agreement and remit funds to the escrow attorney for the first down payment on the home (10% of total purchase price). Escrow attorney will provide an Escrow Deposit Receipt to buyer upon receipt of the down payment. Within 60 days, the buyer is to remit to escrow attorney the second down payment on the home (40% of total purchase price). The remaining 50% of purchase price will be due upon completion of construction on closing date. On closing day, the attorney will execute the closing documents and provide buyer with warranty deed.
  • Will I own fee simple title to the home? Are there special rules that applies to foreigners ownership?
    Yes. The home is owned in fee simple title. Foreigners are treated same as locals – there are no special rules.
  • What documents do I need to transfer title on the home?
    All closing documents will be managed by the escrow attorney. Information needed include buyer’s legal name, marital status, mailing address .
  • What are the settlement costs (cost in addition to sales price)?
    Settlement costs include title insurance, attorney fees, county fees, and HOA capital contribution. Total is approximately 1.5% of sales price.
  • What are the maintenance costs of the home post closing?
    Government property tax (app. annual $2500-$3500),homeowner’s insurance (app. annual $600), and HOA Management Fee (app. $180 per month)
  • What services does the HOA Management Fee include?
    Owners and tenants of the home can enjoy free use of the clubhouse amenities including but not limited to: resort style pool, adult lane pool, lighted tennis courts, children’s playground, clubhouse gym, various fitness classes, and community activities. There is no membership fee for the golf club. The community restaurant can accommodate over 200 people. Professional coaches and lessons are available on request.
  • Do you offer financing for purchase of the home?
    Yes. Loan up to 60% of purchase cost is available. Loan application available upon request. Recent interest rates have varied between 4% and 4.5%.
  • Do you only accept USD as payment currency?
    Yes.
  • Are there schools and hospitals near the community?
    Yes. Golf Club Villas is in an A+ school zone with school buses to community readily available. Walk-in clinic, physicians office, and two emergency hospitals are within 10 minute drive.
